The Bajío industrial market maintained an inventory of nearly one million square meters of available space at the close of July 2026, amidst a landscape where companies continue to seek space to establish new operations or expand production capacity.

By market, Querétaro accounts for 43% of the Bajío’s vacant industrial space, remaining the primary regional hub for available space. Guanajuato accounts for 28%, while San Luis Potosí represents 26%. Aguascalientes holds the remaining 3% of the region's vacant space. This distribution shows that, while availability exists across all four markets, the supply is concentrated primarily in Querétaro, Guanajuato, and San Luis Potosí.
Lease rates also remain competitive compared to other areas of the country. All four Bajío markets record prices below the national average of $7.63 per square meter per month.
