Industrial activity pushes Guanajuato BTS projects in Silao-León

Although the industrial real estate market of Guanajuato has remained depressed during the last year due to the reduction in manufacturing activity due to the health emergency caused by COVID-19, the Silao-León corridor has managed to stimulate the market with the construction of projects made to order.

According to an analysis by the real estate platform Solili, until January 2021, the BTS (Build to suit) projects that are under construction have an area of 108,100 square meters.

The Silao-León corridor is the one with the most square meters under construction with 79,102 square meters where companies in the auto parts sector have decided to expand, such as the French tire company Michelin, whose expansion stage is expected to enter into operation towards the end of the first quarter of 2021.

The expansion of this company and others in the automotive sector takes place in the PILBA industrial park that covers a total area of 434 hectares divided into 3 phases: Phase 1 of 237 hectares, Phase 2 with 132 and Phase 3 with 65.

Meanwhile, in the San Miguel de Allende-San José Iturbide corridor there are 15 thousand square meters of BTS projects under construction and in the Irapuato-Abasolo corridor there are 14 thousand square meters under construction.
The PILBA industrial park is one of the most important in Guanajuato since the companies established there cover the needs of US and global assemblers in the region, with suppliers of parts and components such as gears, bearing rings and high pressure tanks and boxes of steering, transmissions and shock absorbers.

The average monthly rental price per square meter has remained unchanged, registering a price of $ 4.17 until January of this year.

The inventory until the first month of the year is 5 million 98 thousand 190 square meters and has 443 thousand 107 square meters vacant, that is, 8.7 percent vacancy.

Despite the fact that the Guanajuato market, one of the most important in the Bajío region, continues to show no signs of recovery, its manufacturing vocation and the tariff advantages established in the T-MEC will be decisive for the industrial recovery to take place in the second part of 2021.
