Saltillo: ideal destination for the arrival of automotive assemblers

Despite the harmful effects brought by the COVID-19 pandemic in the country, Saltillo has managed to position itself as an attractive destination for the arrival of investments from the automotive sector.

According to an analysis by Solili, the industrial market of Saltillo, in Coahuila, closed during the last quarter of 2020 with a vacancy rate of 5.5 percent both for rent or sale, which is a reflection of the stability of the market .

An example of this performance is that of the company Freightliner, a manufacturer of trucks and tractors, which has one of its two plants in Saltillo, where it managed to position itself as the brand with the best performance in Mexico for heavy vehicles during the health contingency according to data from the National Institute of Statistics, Geography and Informatics (Inegi).

In December 2020, Freightliner produced 7,514 units, which represents an increase of 43.5% compared to the same period in 2019, when it manufactured 5,236 heavy vehicles.

This is the highest growth observed within heavy vehicle brands in the country, higher than that reflected by Kenworth (10.6%) and Volvo Buses (25%).

Construction has been a constant in the Saltillo market, both speculative and tailor-made projects (BTS) have been launched in the last year.

In what corresponds to the fourth quarter of this year, the construction of two industrial BTS projects began, totaling 260 thousand square feet, these industrial buildings were occupied by the manufacturing industry.

During the last period of 2020, the construction of 942 thousand square feet class A was completed. 66% of these projects are buildings classified as BTS for companies in the automotive and manufacturing sectors.

Currently 2.1 million square feet are under construction, of which 16% are speculative projects with an average price of $ 0.38 per square foot per month ($ 0.38 USD / sq ft / month)

A few days ago, the Lennox International Company firm, which is dedicated to the manufacture of climates and heaters in the automotive industry, announced the expansion of its investments in Coahuila by expanding its plant in Ramos Arizpe.

This corridor has an inventory of 2 million, 652,159 square meters and a vacancy rate of 5.5 percent.
