Monterrey maintains office real estate investment

Although the corporate real estate market in the country suffered the harsh impact of the health emergency caused by COVID-19, Monterrey showed signs of resilience and closed 2020 with a demand above 50 percent, compared to the last quarter of 2019.

The construction volume remained stable throughout the year and for 4Q 2020, work began on the Avalon real estate project in the Santa María corridor, which will be mixed-use, where 28 thousand square meters will be offices.

On average, the size of the demanded spaces was 640 square meters. In the spaces that are for rent, there was a rebound in the starting price, however, it did not manage to reach the same figure as at the end of 2019.

Around 95% of the properties have starting prices in national currency, this trend was accentuated due to the health emergency and the changes that affected the Mexican economy.

Due to the caution that some developers had to start their projects and the pause period that occurred in the construction industry this year, it is expected that during the first half of 2021 the construction of approximately 16 thousand square meters will begin new.

This year, the tendency of some developers to consider using some floors of the entire building as coworking spaces under the rental scheme will be accentuated and thus meet the demand of companies that decide to work intermittently in corporate places.
