The industrial real estate market of Guadalajara closed the last quarter of 2020 as one of the most resistant and with the greatest dynamism, reporting a downward vacancy rate with less than 3 percent, that is, around 100,000 square meters, of spaces class A vacancies.

Likewise, rental prices showed increases, so at the end of the year they reflected being one of the highest at the national level, only below Mexico City and Tijuana.

The gross demand of the class A market closed with almost 90 thousand square meters, one of the best levels in recent years.

Companies in the logistics, tobacco, warehousing and medical sectors were the ones that boosted demand during the last quarter of the year.

As for the net demand, it totaled almost 100 thousand square meters, derived from the high volumes of absorption in existing spaces, low vacancy and the incorporation of made-to-measure spaces that entered occupied inventory.

Given the drop in available meters, it was necessary to build new speculative projects, so the developers started two industrial buildings in the El Salto corridor.

Check here the spaces available in El Salto as well as their size in square meters as well as their monthly rental price per square meter.

Consequently, the construction of new square meters will also be necessary in the Periférico Sur and López Mateos Sur corridors, where vacancy rates are lower than the city average.

Although at the end of the fourth quarter of 2020, the city has a medium diversification of spaces in size, prices and location, this is decreasing, which suggests an opportunity for developers who are still conceptualizing the dimensions of their projects.

During the second and third quarters of last year, unemployment was a constant in the market, however, in the fourth quarter this indicator reported very low figures, indicating that the movements of companies that sought to exit the market or reduce space already they did so that during 2021 we will be reporting normal unemployment behavior.
