82 new industrial space projects will be built in Nuevo León

Nuevo León has at least 82 confirmed foreign investment projects that will add square meters of industrial spaces, reported the Ministry of Economy.

This trend is mainly due to the fact that the state is of interest to dozens of companies seeking to arrive in the country for the first time, or to expand within Mexican territory.

Likewise, the authorities have highlighted a significant advance in new buildings dedicated to the sector at the national level.

Currently, in Nuevo León there are different industrial expansion works, dedicated to different sectors, especially manufacturing and logistics.

In the first place, we can highlight the new Quanta Computer plant in the Avante Industrial Park, with an investment of 130 million dollars.

In addition, the Chinese company LGMG announced a new production center for electric elevators within the Roots Airport Industrial Park, in Marin.

For its part, Henkel inaugurated a building in the municipality of Guadalupe, for 33.2 million euros. It has an area of 18,700 square meters and will represent one of the largest investments of the firm.

At the national level, the leasing activity allowed a demand of 3.6 million square meters to be registered between January and June 2022.

According to Solili, Monterrey represented 25% of that total, occupying the first position with a quarter of the demand for the leasing of industrial buildings.

It was followed by Mexico City and Guanajuato, which combined 15.3% and 12% of the total in Mexico, respectively.

However, if the northern border markets are combined, the proportion of leased spaces is 55% of the country's total.

"On the other hand, the Bajío entities only manage to reach 24% of the lease," Solili said in a report.

The consultant added that the strong pressure exerted by the United States demands new, more favorable locations in the area. To achieve this, the costs and the guarantee of time in the arrival of goods are evaluated.

“Mexico has benefited from this situation and this is demonstrated by the increase of 640,000 semi-annual square meters of demand compared to the first half of 2021, which indicates a growth of 21.3%,” he pointed out.
