450 thousand square meters of industrial demand reaches Guadalajara at the end of 2021

The manufacturing and logistics industries of western Mexico were able to positively evaluate the new air infrastructure investments offered by Guadalajara.

Due to the new constructions, the entity closed in 2021 with a historical demand of more than 450 thousand square meters.

Throughout the year, this market showed strong industrial real estate activity, as well as residential and corporate activity, which managed to position the area as a benchmark for development in the country.

To achieve this, Guadalajara relied heavily on infrastructure, by improving its air facilities as part of its action plan.

In the logistics sector, companies such as Amazon, The Home Sport, Walmart, among others, have managed to position themselves in an important way in the industry. This is due to the substantial registration they have obtained, as is the case of Betterware, which located 60,000 m2 in the Zapopan Norte submarket.

On the other hand, if the gross industrial demand of Guadalajara 2021 is compared with that registered in 2020, it showed an increase of 22%. This figure represents 278 thousand square meters. Likewise, if compared to 2019, an increase of 63% is observed, equivalent to 371 thousand square meters.

Within the Guadalajara 2020-2026 plan, the airport that served seven municipalities and nine states of the republic began to fall short due to the increase in demand.

For this reason, two new terminals were added that registered 210 thousand m2 of construction, divided into 60 boarding rooms, contact rooms and remote rooms.

Likewise, the remodeling included 195 documentation counters, with capacity for 75 spaces for commercial aircraft with 335 thousand square meters.

This allowed space for 10,650 parking spaces. In addition to this, constructions continue to grow by 2022, since the inclusion of 240 thousand m2 of industrial buildings is expected. Which will be positioned at 94% in the El Salto submarket.
