12 office buildings are converted to homes in CDMX

The Government of Mexico City (CDMX), through the Ministry of Urban Development and Housing (Seduvi), proposed the reconversion of 12 buildings from offices to homes as part of the Economic Reactivation Program 2022-2024, which aims to cover the supply and demand for housing in the city.

It is intended that more developments join this initiative to support urban regeneration and meet the needs of the real estate market. According to the newspaper Sol de México, the owners have already submitted the required documentation to authorize the reconversion. It should be noted that most of the future homes will be located in areas with high purchasing power.

Six of the buildings are located in exclusive neighborhoods of the Miguel Hidalgo mayor's office, where the apartments have costs of up to 32 million pesos. These are: Homero 206, Ibsen 40 and Lamartine 238 in Polanco, Miguel de Cervantes Saavedra 161, Granadas neighborhood, Darwin 74 from the Anzures neighborhood, and Ingenieros Militares 119 in Lomas de Sotelo.

In the Cuauhtémoc mayor's office, there are three more buildings, in Sinaloa 43, Roma Norte; Hamburgo 182-A, Colonia Juárez and Tehuantepec 255, Roma Sur. The others are located at Avenida México 141, Coyoacán; Extension Paseo de la Reforma 621, Álvaro Obregón; Popocatepetl 526, Benito Juarez.

The property located on Calle de Homero (Polanco) already has the Reconversion Approval Opinion. It is a 22-story building with three annexes, located between restaurants, banks and near shopping malls, according to Seduvi.

The Guidelines for the Reconversion of Offices to Housing in Mexico City, a document that indicates some of the requirements that candidates for office conversion must present, were published in March 2022.

Among them is the Single Land Use Zoning Certificate or Single Digital Land Use Certificate, the Land Use Accreditation Certificate for Acquired Rights or Construction Manifestation Record with Use and Occupation Authorization and Interior Photographic Report and exterior of the property that shows functional obsolescence, disuse or abandonment.

The Proof of property tax debts is also added together with the Rights for water supply, and Proof of ownership.

Despite the difficulties, various developers continue to bet on these projects in the city. At this time, the Association of Real Estate Developers (ADI) has already submitted the pertinent studies for 11 reconversion projects to the Secretariat.
